Role Overview
The Residential Development Sales team in Cheltenham have an exciting opportunity for a sales negotiator to work within their dedicated new homes department.
Salary dependant on experience, plus commission. Full time, five day a week position - Monday to Friday 9am until 5.30pm, on a fixed term contract. Additional hours and duties at weekends may be required.
Key Responsibilities
• Have an excellent understanding of the local property market
• Handle daily applicant enquiries and calls and maintain the database, keeping in regular contact
• Conduct viewings with prospective purchasers in both completed homes as well as off plan
• Conduct home demonstrations and completion handovers where required
• Update clients regularly via reporting as per their requirements, and provide regular feedback
• Co-ordinate and communicate effectively with clients’ build, legal and sales teams as required
• Collate comparables and market research data regularly
• Highlight and see through new initiatives, sales and marketing recommendations throughout the development programme
• Ensure that all marketing material is kept up to date
• Maintain records and data on Reapit & developer CRM system to ensure the information is present and correct, including deal book information
• Manage the buyer sales journey from reservation to completion ensuring regular contact with the buyers is maintained
• Follow health & safety procedures at all times
• Ensure that anti-money laundering documentation and ID of purchasers is obtained and recorded on Reapit and using the Thirdfort App.
• Report all offers to clients and/or the head of department within 24 hours of receipt and confirm the offer to all parties in writing.
• Support the sales manager in providing pricing advice and consultancy for new schemes coming forward, and identify any new opportunities
• Give best advice to clients at all times, in a professional and enthusiastic manner
• In addition to the tasks described above, the job holder may be required to carry out other duties.

• Excellent IT competency
• Experience of property sales and negotiation, experience of new homes is desirable
• Experience of Assisted Move and Part Exchange procedures

The dedicated new homes team in Cheltenham works closely with the Oxford office, a highly experienced and passionate team, providing exemplary service to our clients within a professional and productive environment, whilst having an energetic and fun team spirit.
