Head of Residential Development Sales - South East England
We're recruiting for a high calibre individual to lead our RDS operation in South East England. You'll have New Build or Estate Agency experience, working for housebuilders or estate agents.
Role Overview
The main thrust of the job is to win business and sell/manage these projects profitably and within company guidelines . As a business we act for house builders and developers to manage the sale of their new homes, of which we sell over 4,000 new homes annually.
The role will include consultancy, winning business and overseeing the delivery of successful projects by your sales team. Managing relationships with clients, staff and work colleagues is the key to success, as is a strong understanding of the industry and regional property market.
Key Responsibilities
The Head of RDS South East is responsible for achieving targets, meeting budgets, reporting, recruiting and appraising staff. Standard setting such as the adherence to the Consumer Protection from Unfair Trading Regulations 2008, ISO 9001 etc., is essential.
Winning business
- Providing development consultancy advice including pricing and marketing analysis
- Building relationships with all levels of our clients
- Identifying/pitching and winning new business
- Fee negotiation
- First class client care
- Cross discipline working and links, especially with Residential and Development Land teams
- Understanding of department profit and loss accounts
- Promotion of new areas of business
Financial Management
- Financial control – maintaining tight management particularly on those sites where Savills bear advertising and staffing liabilities. This includes monitoring commission claims and ensuring that all chargeable disbursements are correctly invoiced
- Every major site should have a financial budget which should be reviewed with the head of region on a regular basis.
People Leadership
- To set clear objectives in line with company/divisional/team strategy and to measure performance against these
- To conduct regular 121s, hold team meetings and complete thorough probationary, interim and annual appraisals as per company guidelines
- To support team members in career development via training (to ensure high skill levels both technically & behaviourally), coaching, mentoring and the promotion and succession/talent processes
- To adhere to all company processes with regards to people management and to role model professional behaviours at all times
- To ensure recruitment is completed professionally and in line with team/divisional/company goals, thinking strategically re future needs and in line with our diversity goals
Key Skills
You should possess strong leadership skills and be able to develop staff and build relationships at all levels. Attention to detail and technical property knowledge are important. A customer focused attitude is critical to maintaining and build relationships with our developer clients.
Entrepreneurial skill is necessary to be able to spot opportunities as is a keen awareness of the financial implications and our contractual obligations. Strong local property knowledge would be required to ensure that the consultancy provided is accurate.
